What is a transfer-on-death deed?
A transfer-on-death deed allows real estate to pass to a named beneficiary at death without going through probate, if the deed is properly prepared and recorded.
A transfer-on-death deed can be useful in some estate plans, but it is not always the best option. It needs to be coordinated with the trust, family situation, tax issues, and overall plan.
Like beneficiary forms, deeds can override what people assume will happen. They should be handled carefully.
